Occupier
engagement
Only by working together - occupiers,
owners and property professionals - can we fully realise the potential
to both reduce adverse impacts on the environment and improve financial
returns. Therefore, we are developing joint carbon programmes with
our occupiers to ensure we achieve significant carbon reductions
across our portfolio.
Joint Carbon Programme
We know that most of our occupiers want to reduce the environmental
impact of their operations. The challenge for them is how to do
it. Since the introduction of our energy awareness initiatives in
2006 and our green lease clauses in 2008, with the support of the
Better Buildings Partnership and the Green500 we have been able
to further our engagement with a number of willing occupiers.
Across our London office portfolio with the support of our property
manager, Jones Lang LaSalle (JLL), we are working to develop joint
carbon programmes with our occupiers. These programmes establish
joint action plans to deliver our respective sustainability targets
and objectives .
Moving forward with green
leases
Aiming to integrate engagement on sustainability issues within our
contracts, we incorporated last year a number of new ‘green’
clauses in our standard form lease which focus on greater co-operation.
Since 2007 we
have signed 50 new leases with green clauses.
Building on this work and recognising the need for a sector wide
approach, we worked with the BBP to develop a sector wide BBP ‘Green
Lease Toolkit’, launched earlier this year, see Sector Engagement
Section.

energy and direct landfill tax savings

Prospect
House, London, managed by JLL
At Prospect House, winner of Hermes RPI Award for Best
Commercial Property 2008, working with NBC Universal
and Jones Lang LaSalle, we reduced carbon emissions
by almost 15%, water use by 18% and ensure nothing is
sent direct to landfill. This has saved £50,000
in energy costs and almost £2,000 in direct landfill
tax costs.

Braintree Tenants Energy League Tables
The introduction by manager REALM of a tenants energy
league table, showing the performance of each shop against
the centre’s energy targets, helped deliver a
yearly decrease in landlord energy usage
of 13%.
