Responsible Property Development

We endeavour to promote a greater understanding and consideration of RPI throughout our development and construction project activities. Our Responsible Property Development (RPD) programme ensures that all of our projects are designed and built with full regard to our RPI Challenges.

Providing practical support to our development teams
We believe RPD can have positive short and long-term effects on investment value, as well as generating environmental and social benefits. Therefore, through our RPD programme, which covers all stages of the development process for both new build and refurbishment projects, we consider the long-term impacts on the local and global environment and on local communities.

Our new RPD Guide provides practical support to our external professional advisors and contractors. It assists us in achieving our target BREEAM and EPC ratings and our RPI standards for all new build and refurbishment projects. It does so by identifying the areas and issues to be considered in delivering our RPD objectives, by requiring them to:

  • identify the sustainability impacts of our development/refurbishment activities;
  • apply Hermes minimum design standards ;
  • demonstrate how any adverse impacts have been mitigated; and
  • ensure Hermes’ RPI strategy is integrated at all stages of the development process.

 

 



 

 

City of London Office Development: Gresham Street

The building achieved a BREEAM rating of ‘Excellent’ and an EPC rating of B. The development was designed to produce 21% less CO2 than the building regulations Target Emission Rate. It incorporates several sustainable design features, including: provision of photovoltaic cells into the architectural form for electricity production, segregation for recycling, native planting and roof bird boxes.

Office Business Park Development: Frimley Business Park
The design incorporates 10% on-site renewable energy through use of ground source heat pumps. VRV air-conditioning systems will be installed and C02 reductions of 30% and 40% beyond minimum building regulations requirements will be achieved.
