2007/8 Development Targets Review

Target By when Progress
To implement the Responsible Property Development (RPD) programme on all development projects. 31/12/07 Complete

Target By when Progress
To ensure that all developments in excess of £3 million (construction or refurbishment cost) seeking planning consent from April 2007 have independent BREEAM assessments completed, with the intention of obtaining at least a “Very Good” rating. 31/12/07 Complete

We achieved this target, and further where we have undertaken developments within joint venture Partnerships, similar assessments have been undertaken and all have achieved at least a ‘Very Good’ rating. Read more.

To ensure that environmental and social considerations form part of our arrangements and ongoing dialogue with Joint Venture partners, so as to guarantee that they are aware of our commitment to good RPI management and can work with us to help us achieve our policy objectives. 31/12/07 Complete

We achieved this in all circumstances where we had a sufficient level of control over the development project.

An example of this is at Highcross Shopping Centre in Leicester, which is a joint venture with Hammerson. The Centre has a sustainability programme in place, which incorporates various environmental and community led initiatives. One such initiative is the green travel plan which aims to encourage responsible means of travel among visitors, customers, employees and suppliers. This will include encouraging car sharing to reduce pollution and congestion and cycling through the provision of cycle parking and designated cycle routes. Travel by public transport will be promoted and we will be providing on-line access to real-time travel information.

At Crackerjack in Corby we persuaded the developer to incorporate a range of sustainable features, including the use of transpired solar collector (Solar Wall) and materials made from recycled waste, such as desolphogypsum partitions and Interface carpet tiles.

To develop, and begin to gather data against, selected KPIs measuring how we manage the environmental and social impact of the construction process. 30/06/08 Incomplete

By developing key performance indicators to measure the construction process at our projects we are better informed of the impacts we are having on the environment and local community. Although not completed by the date set for this target, we have now developed a list of KPIs which will form an integral part of our updated Responsible Property Development Programme.

In 2008 we signed up to the WRAP commitment to halve waste to landfill by 2012. To fulfil our obligations for this we will measure and monitor the waste produced from each of our sites with the help of our contractors.

For this and other impact areas, our task now is to further develop appropriate tools by which to measure some of these KPIs. This will be a target for next year.
